Can I Get Flood Insurance Mid-Season? What Katy, TX Residents Need to Know
Texas weather can be unpredictable, and a heavy rain event or tropical system can put homeowners and renters at risk of rising water. A common question we hear at Katy Insurance Agency is whether you can secure flood insurance mid-season. The answer is yes, but timing matters.
The Reality of Mid-Season Coverage
You can apply for flood insurance at any time of year, since there is no open enrollment period. However, coverage typically does not start immediately. The NFIP typically imposes a 30-day waiting period before a new policy becomes active, so storm damage that occurs during that window is unlikely to be covered.
Why Waiting Periods Matter in Texas
This rule discourages last-minute purchases once a storm is imminent. Weather in Texas can shift quickly, so waiting until a hurricane enters the Gulf or a rain warning is issued for Katy, TX often means a new policy will not take effect in time.
There are a few exceptions to the 30-day waiting period, such as:
- Home financing—No wait applies if the policy is purchased in connection with making, increasing, extending or renewing a mortgage.
- Newly mapped flood zone—Only a one-day wait applies if the policy is purchased within 12 months of the property being reclassified into a high-risk flood zone.
- Coverage changes at renewal—No wait applies when increasing or adjusting coverage on an existing policy at renewal.
